Why a Home Inspection is a Must Have

A home inspection can be one of the most important assets a home buyer has, as it can ensure that the buyer is getting the best price possible as well as ensuring there are no surprises concerning the house at a later date. Furthermore, a home inspection can be used as a clause with your purchase offer, stating that any significant defects that maybe revealed by the home inspection, can allow you to back out of your offer, within a certain timeframe, penalty free, so as you can see a home inspection can be a pretty powerful tool.
While professional home inspectors may vary in experience, ability, and thoroughness, there are standards to what a home inspection is supposed to include. Things like whether each problem is a safety issue, major defect, or minor defect, which items need replacement and which should be repaired or serviced, items that are suitable for now but that should be monitored closely, and any regular routine maintenance that should be performed, are all standard fair for a comprehensive inspection.
While home inspections can be a long, tedious process (on average a home inspection can last between 2 – 5 hours), a good rule of thumb for any home buyer or home seller that does decide to have a home inspection done, would be to ensure that they or someone who can make important decisions dealing with the home, is present, as it would not only be a valuable educational opportunity, it will also allow the current homeowner or the previous homeowner to hear first-hand any issues that the home may have.
